Abstract
Bandar udara tidak hanya berfungsi sebagai sarana transportasi udara, tetapi juga
memiliki potensi besar sebagai pusat pertumbuhan ekonomi melalui sektor non-
aeronauical. Penelitian ini bertujuan untuk mengidentifikasi potensi pemanfaatan
area kosong di curbside Bandar udara Fatmawati Soekarno Bengkulu guna
meningkatkan pendapatan non-aeronauical. Metode penelitian yang digunakan
adalah pendekatan kualitatif deskriptif melalui observasi, wawancara, dokumentasi,
dan studi literatur. Hasil penelitian menunjukkan bahwa area curbside yang
sebelumnya digunakan sebagai dropzone memiliki posisi strategis dan dapat
dikembangkan menjadi area komersial seperti tenant makanan dan minuman (F&B)
dikarenakan lokasinya yang mudah dilihat dan dilewati oleh penumpang pesawat
yang akan berangkat maupun yang datang. Analisis Strengths, Weaknesses,
Opportunities dan Threats (SWOT) menunjukkan peluang yang kuat untuk
pengembangan tersebut. Strategi pemasaran seperti direct marketing dan periklanan,
serta penerapan sistem sewa dan konsesi yang optimal, mendukung potensi
peningkatan pendapatan. Selain itu, optimalisasi area ini berkontribusi pada
peningkatan citra bandar udara sebagai pusat layanan modern, meningkatkan
kenyamanan pengguna, serta mendukung pengembangan dan peningkatan ekonomi
lokal secara berkelanjutan.

This study was motivated by the condition of the international departure
waiting room at Yogyakarta International Airport, which is not yet fully operational,
both in terms of the use of the lounge area and the lack of essential facilities. The
main objective of this study is to determine the effect of facilities that provide
comfort and added value on passenger satisfaction levels. The study was conducted
using a quantitative approach with regression analysis supported by secondary
data, combined with a qualitative approach involving observation, interviews, and
document analysis. The analysis results indicate that facilities that provide comfort
and added value significantly influence passenger satisfaction, both partially and
simultaneously. Facilities that provide comfort have a moderate correlation value
of 0.514, while facilities that provide added value show a very strong correlation of
0.805 with passenger satisfaction. The percentage of passenger satisfaction
variability explained by the two independent variables is 68.7%. With these results,
all alternative hypotheses are accepted, and the null hypothesis is rejected.
Secondary data revealed a deeper perspective of passengers, indicating
dissatisfaction marked by a gap between users' expectations of waiting room
facilities and the experiences directly felt by passengers. Similar complaint patterns
across observation results, interviews, and document studies reinforce that issues
related to facilities are real problems that need to be addressed seriously by airport
managers
